It is the responsibility of the guest making the booking to read and understand the following terms and conditions and to ensure that all other guests are also aware of and adhere to these terms.

  • If there are any issues, breaks or malfunctions let us know as soon as possible so that we may address the issue during your stay.

  • Bed linens and towels are provided.

  • For your added convenience, we start you off with coffee, sugar, salt & pepper, cooking oil and a basic supply of foil, paper towels, toilet tissue, hand soap, dish/dishwasher soap, laundry and fabric softener and cleaning supplies. You are responsible for any additional requirements during your stay. (There is a drip coffee maker in the house.)

 

Travel Documents and Insurance

Additional Information for travelers from outside Costa Rica

  • Documentation Requirements

  • Non-residents of Costa Rica are encouraged to obtain out of country health coverage.

  • Non-residents of Costa Rica will require travel documents such as passports, proof of return airline ticket and the destination address as a minimum. Entry into Costa Rica could be denied without the appropriate travel documents. Please check for current requirements regarding travel to Costa Rica and your home country.

  • Although we do not sell insurance, we highly recommend the purchase of trip cancellation insurance and travel health insurance for any travel. Please contact your insurance provider.
     

Payments and Cancellation Policy

 

Payment:
•    1. Payment: 50% of the total rent is required to secure the booking.
•    2. Payment: The remaining 50% is due 30 days before arrival.
Cancellation Policy:
•    If you cancel at least 61 days before check-in, you will get a refund of 100% of the 1. payment (minus $10 processing fee) 
•    If you cancel within 60 days before check-in, you won’t get a refund for any payments made.
This results in the following Guest Cancellation Fees:
•    Up to 61 days before check-in: $10 processing fee.
•    From 60 to 31 days before check-in: 50% of the total rent (equal to the 1. payment).
•    Within 30 days before check-in: 100% of the total rent (equal to the 1. and 2. payments).
Additional Terms:
•    We will email you a confirmation when we receive your booking and guide you through the booking and payment process.
•    Reservations are not transferable.
•    All cancellations must be confirmed with an email to reservation@tropicalhomesofcostarica.com

Terms and Conditions of Occupancy

The primary guest making the booking must be at least 21 years of age to rent Casa Symbiotica. We require the full name of those staying at the house overnight and we also require vehicle information for any vehicles parking on the premises.

Please note that there are restrictions on the number of guests and vehicles allowed on the property.

1. Security/Damage Deposit At Check-In

Guests will sign a credit card authorization form at check-in to be used as a damage deposit. Guest understands that his or her signature on the credit card authorization form will serve as authorization to charge the Guest’s credit card for additional costs incurred to repair, replace, or deep clean items missing or damaged during Guest’s stay. Any identified damages or missing items will be communicated to Guest Prior to the charge. Guest agrees to the following replacement costs for specific items: lost keys, alarm fobs, or remote controls $100; beach/pool towels $30; and bath towels $25. Where no missing items or damage has been incurred, the credit card authorization form will be destroyed and/or returned to Guest.

3. Smoking & Pets.

Smoking is strictly prohibited on the property.
Pets are not allowed, sorry.

4. Check-Ins.

Check-in time is at 3:00 PM.
We always provide a guided check-in at Casa Symbiotica.
Early Check-in is allowed only when the property is cleaned and ready for occupancy and prior approval has been given.
Late check-in fees apply for after-hour check-ins:
6-8 PM US$ 20,- | 8-10 PM US$ 40,- | 10-12 Midnight US$ 60,-

5. Check-Outs.

Check-out time is at 10:00 AM.
A later check-out time can be negotiated with Tropical Homes subject to the Property’s Availability.
Please note that there may be a fine for late check-outs that were not previously arranged with Tropical Homes.
If you expect to check out before 8:00 AM, please inform Tropical Homes no later than 2:00 PM the day before and follow the check-out indications arranged with Tropical Homes.
Unreturned keys or alarm fobs are subject to a $100 fee.

6. Housekeeping.

A full time maid is provided for cleaning 6 days per week for 8 hours a day.

7. No Rebates or Refunds for Malfunctions.

Tropical Homes will make every effort to ensure the Property is maintained to the highest standards, and every effort will be made to conduct repairs as quickly as possible. Still, malfunctions can happen, and there are no automatic rebates or refunds issued for any malfunctions or service requests for air conditioners, televisions, hot tubs, pools, appliances, elevators, etc. In addition, no refunds will be given due to area power blackouts, water shortages, flooding, or construction at nearby properties.

8. Sleeping Capacity and Disturbances.

Guests and all other occupants will be required to vacate the premises and forfeit the rental fee and security deposit for any of the following: (1) occupancy exceeding either the number of persons disclosed by the renter or the sleeping capacity stated on the reservation confirmation; (2) using the premises for any illegal activity; (3) causing damage to the Property or to any of the neighboring properties; (4) smoking or unauthorized pets inside the Property; (5) removal of furniture from inside the Property or use of furniture for any purpose other than its intended use inside the Property; or (6) any other act with substantially interferes with neighbors’ use and right to quiet enjoyment of their property.

9. Owner and Tropical Homes Not Responsible.

The Owner of the Property and Tropical Homes are NOT responsible or liable for lost, stolen, or damaged items in or outside the Property. A safe will be provided within the Property, and Tropical Homes recommends that the Guest and occupants put all valuables in the safe. The Owner and Tropical Homes are not liable for any inconvenience or damages arising from (1) any temporary defects or stoppage in the supply of water, gas, electricity or plumbing or (2) weather conditions, natural disasters, or any other acts of nature.

10. Terraces, Pool, Beach & Patios.

Guest hereby acknowledges that he/she is fully aware that the terrace, beach, pool, and surrounding patio can be dangerous, that the floors and stairs inside and outside of the Property can be slippery when wet, and that injury on the Property may occur. With full knowledge of these facts, the Guest accepts and assumes ALL risks involved in or related to the use of the terrace, beach, pool, patio, stairways, and all outdoor and indoor areas.

11. No Liability.

The Guest, on behalf of himself/herself, and on behalf of his or her heirs, assignors, or executors, fully releases and discharges the Owner and Tropical Homes from any and all claims, demands, liability, or causes of action related to any injury whatsoever to persons or to property as a result of, relating to, or in connection with the occupancy of the Property. Guest hereby agrees to hold the Owner and Tropical Homes harmless against any claim or suit arising therefrom. In the event that an action, demand, or claim is brought against the Owner or Tropical Homes, and a court of competent jurisdiction rules in favor of the Owner and/or Tropical Homes, Guest shall pay Owner and Tropical Homes for all reasonable attorneys’ fees and costs spent associated with the action or claim.

12. Fireworks

Absolutely no fireworks or outdoor fires are permitted on the premises.

13. Drone Policy

The Mar Vista Community has a no Drone policy. There is a $500 fine for using drones within the community.
Please note that drones are prohibited as it is considered a privacy violation.

14. Additional Notes

1. In case of personal injury, emergency, or fire call 911 on house phone (if available). The address of Casa Symbiotica is:Lot 19 Miramar Mar Vista, Playa Flamingo.

2. The onsite staff will remove all garbage from the garbage bins and place at the roadside as required.  

3. Report all maintenance issues promptly. Just as might happen at your own well-maintained home, mechanical failures, disruption of services and other breakdowns can occur. Every effort will be made to correct the situation; however, no refunds or rate adjustments will be made for mechanical and service failures that are beyond our control. Report any damage or breakage upon occurrence so the matter can be settled before departure. Damages found by inspection crews upon departure will be billed and full payment for repairs will be collected via credit card.

4. If bedding and or towels are stained, please do not attempt to clean, this may set the stain. Please let us know as soon as possible and definitely before your departure.

5. Locked owners' closets are not included in your rental. (If found unlocked, please refrain from taking out additional items or supplies.)

6. During your stay there will be daily maintenance work done on the outside of the home such as mowing, trimming, and pool maintenance.  Tropical Homes can inform you of the days when these activities will occur.

We understand that you are on vacation and realize that the above may seem strict, but many of these policies are meant to ensure safe enjoyment for yourself and your guests, but also to reduce wear and tear on the home and ensure the quiet enjoyment of neighbors.

Failure to comply with any of the above or for any reason determined by Tropical Homes Rentals, will result in you and your guests immediately vacating the vacation home. If you are requested to vacate before your scheduled departure date as a result of not complying with the Terms and Conditions of Occupancy, you are not entitled to any refunds.

Casa Symbiotica is privately owned by a Homeowner and managed by Tropical Homes Rentals, if you have any questions or want to book a return visit please contact us by phone or email.  If you booked with an online travel agency, we suggest contacting us directly to book your return visit to save on the additional booking fees that you may have had to pay.
